Our modular home exclusions

Understanding what’s not included is an important part of planning your project, budget, timeline and responsibilities. At The Quarters Co, we believe in being completely transparent from the beginning, so there are no hidden surprises along the way.

While our modular homes come with a comprehensive list of inclusions, some items fall outside our standard prefabricated building package and pricing. These exclusions are generally related to site-specific works, permits, service connections and other requirements that are best managed by local contractors or coordinated separately.

Below is a full list of current exclusions. Please note that many of these costs apply to all modular building projects unless otherwise stated.

What’s not included
Architectural planning, building permit drawings and engineering

Approximately $6,500 + GST

These costs are not included in the base price and apply to all new The Quarters Co projects, as all drawings and engineering are site specific. This includes the architectural drawings, building permit drawings, structural engineering and site-specific engineering required to ensure compliance with all relevant building standards. A site-specific BAL (Bushfire Attack Level) assessment is also included within this fee.

Onsite footings and foundations

Footings and foundations are not included in the base price. These are engineered specifically for your site following a geotechnical soil test to ensure long-term structural stability. The engineering design for the footings is included within the engineering fees above.

Onsite services and connections

Services such as electricity, water, sewer and any additional utilities are not included. These site-specific connections are arranged by the client and their chosen contractors. We are happy to provide a list of recommended local trades who can assist with these works in your area.

Building permit fees

Building permit fees are not included, as costs vary between councils and building surveyors. Building Surveyor fees are generally around $2,400, although this may vary. State Government Building Levies also apply. In Victoria, these are currently approximately $400.

Planning permit fees

Planning permit fees are not included and may be required depending on your property’s zoning, overlays or intended use. These approvals remain the responsibility of the property owner.

We strongly recommend engaging an experienced town planner, as requirements vary considerably between councils. We are happy to recommend trusted town planners who are familiar with our projects.

Builder installation fee

The licensed builder’s installation fee is not included. This covers securing your prefabricated building package to the prepared footings and, where selected, installation of the optional architectural canopy.
